Securing Funds: Financing is arranged, including investor funds, loans, or other capital sources.

Joint Venture (JV) Agreement: A formal JV agreement is finalized with partners, outlining roles, profit-sharing, and timelines.

Property Acquisition: The property is purchased, typically through a legal and strategic process to ensure the best value.

Property Survey: A detailed survey is conducted to assess the condition and identify any potential issues.

Exchange of Contracts: Legal contracts are exchanged, and the transaction is completed.

3rd step


Remortgage to Release Equity: The property is remortgaged to unlock equity, enabling further investment in additional projects or developments.

Professional Photography: High-quality images are taken of the property to showcase its features and appeal to potential tenants.

Property Listing: The property is listed on major real estate and rental platforms to reach a broad audience.

Tenant Screening: Potential tenants are thoroughly vetted through background checks, credit checks,

and references.

Tenant Acquisition: Suitable tenants are selected, and leases are signed to secure occupancy.

5th step


Ongoing Tenant Support: Tenants' needs are promptly addressed, ensuring satisfaction throughout the lease period.

Client Queries: Any tenant questions or concerns are managed, from maintenance requests to

contractual clarifications.

2nd step


Renovation Planning: Plans for minor refurbishments or improvements are made to enhance property value and appeal.

Renovation Execution: Necessary renovations are carried out, including updates to interiors, finishes,

and systems.

Legal Rental Compliance: Ensuring the property meets all local rental and safety regulations (e.g., gas safety certificates, fire safety, etc.) to guarantee it’s

fit for tenants.

4th step


Scheduled Repairs: Any necessary repairs are carried out to maintain the property's condition and value.

Preventive Maintenance: Regular maintenance is conducted to prevent issues and ensure the property remains in top shape.

6th step


Performance Tracking: Regular performance reviews of the investment’s return and market value

are conducted.

Profit Distribution: As the property generates income (e.g., rent, capital growth), profits are distributed according to the agreed terms in the JV agreement.
